Landscape Warranty Information

All warranties will be void if the client refuses to maintain the plant(s), lawn, groundcover, ivy, hardscape(s), drainage system(s), or home repair(s), or any other material(s) installed, in the manner that Su Mittra has stated, subjects it to usage outside of its intended purpose, or is damaged by any third party or force of nature.  Su will determine if and when to replace a plant, and may wait until the following growing season before deciding on replacement or installation time.  Warranty replacements will be of similar original size and price.  Replaced plant material is covered under the original warranty term.

Plant Material:

1-year warranty:

The 1-year plant warranty is standard with all plants that we buy and install, except for ground-cover, ivy, lawns, bamboo, and anything that will not naturally survive our winters.  This warranty requires the client to maintain the plant material with the following information:

1. Proper mulching,

Maximum mulching depth of 2”, plant stems must be kept clear of mulch to allow for air flow, shrub and tree trunks must have crown flare shown and kept free of mulch.

2. Proper watering

Perennials in full sun-pt shade:  water plants every morning to allow water to penetrate 4”, additional watering in the afternoon may be needed in the hot days of summer above the high 80s.

Perennials in full shade: water in to 4” once a day to once every other day.  The soil should be allowed to become damp but not be continuously soaked. Applications of water after 6pm can lead to unwanted fungus development in the root zone, and should be avoided.

Shrubs/Trees in full sun-pt shade:  full root soaking depth of 6” in the morning before 6am, with additional watering in the afternoon between 4-6pm for half the morning watering time on hot days.

Shrubs/Trees in full shade:  full root soaking depth of 6” in the morning before 6am.  The soil should be allowed to become damp but not be continuously soaked.  Applications of water after 6pm can lead to unwanted fungus development in the root zone, and should be avoided.

3. Fertilization, or nutrient additions

Improper fertilization can nullify this warranty, therefore Su must do fertilizing.

4. Pruning

Improper pruning can nullify this warranty, therefore Su must do any pruning.

5. Cut back/cleanup

Perennials can be deadheaded once flowering has ceased.  Cleanup and cut back of perennials at the end of the season should to be done by Su, as the different perennials have different needs for overwintering.  If you wish to do this yourself, please let me know so that I may provide a detailed list of what can and cannot be cut back.

6. Covering/winter prep

Special winter preparations may be needed for some shrubs and trees, and must be done by Su.

7. Weekly checks of plant material, is everything healthy looking, do you see evidence of chewing, animals, etc.

Client needs to do weekly checks of the property to let Su know of any problems that are apparent, such as insects, animal chewing, and general plant health.  Immediate notification of any problems is needed so that I may correct the problem.  Su may do a monthly check of the plant material during the first year to check on plant and landscape health.

 

Groundcover and Ivy

A 1-year warranty is given on all Zone 5/6 groundcover and ivy assuming installation happened in the spring, before the heat of the summer, and the client undertakes the following maintenance.

1. Proper mulching,

Mulch depth should not exceed 0.5”, and allow for proper airflow around plant material.  If planting was done very tightly, more than 20 stems per square foot, no mulch should be added.

2. Proper watering

Full sun to part shade:  ground should be soaked once in the morning before 7am, and once in the afternoon before 6pm.  Applications of water after 6pm can lead to unwanted fungus development in the root zone, and should be avoided.

3. No fertilization, or nutrient additions

4. No pruning

5. Cut back/cleanup at the end of the year

No cutback of groundcover and ivy should be done.

6. Covering/winter prep

No covering of winter prep is generally needed for groundcover and ivy.

Lawns

The warranty for a seed lawn only covers 1 free reseeding.  Otherwise no warranty on growth, fullness, or health is covered.

Sod and seed lawns have no other warranty and the client must care for the lawn appropriately, under the following conditions:

1. Water

Lawns need to be watered in a consistent manner during the initial growing season.  Water the lawn between the hours of 3am and 6am, to a depth of 4”, everyday, not including rain days.  A sustained soaking is desired rather than several short sessions of a sprinkler.  A pulsating impulse type sprinkler is ideal for a lawn.  There should be no standing water on the surface of the lawn.  If we have a heavy rain the lawn does not need to be watered on the first sunny day afterwards.

Water the lawn through the growing season.  The frequency can be turned down to every other day after the heat of the summer is over.  Please check with Su to ensure the watering can be turned down.

2. Mowing

Lawns should be kept at a minimum height of 4”.  Lawn clipping can be mulched into the lawn, however clumps of clippings must be avoided.  This can be accomplished by breaking up the clumps by hand or with a rake.  Clumps that are left on the lawn’s surface can suffocate the lawn.

Hardscapes

Patios and walkways:

2-year warranty on all installations assuming: we supply the materials & labor and the client does not use the patio or walkway for anything but its intended purpose.  In addition, all drybed installations may shift somewhat over the winter, this is normal for our climate. Minor shifting will not be covered under any warranty.

Stone and Timber Retaining Walls:

5-year warranty on all retaining wall installations assuming: we supply the materials & labor and the client does not use the hardscape for anything but its intended purpose.  In addition, all drybed retaining walls may shift incrementally over the winter, this is normal for our climate, and will not be adjusted.

Stone and Timber planters, and raised beds:

2-year warranty on all installations assuming: we supply the materials & labor and the client does not use the patio or walkway for anything but its intended purpose.  In addition, all drybed installations may shift somewhat over the winter, this is normal for our climate and will not be adjusted.

 

Drainage

Drainage systems have a 1-year warranty against defects in materials.  Drainage systems may require periodic maintenance, and will be outlined in your specific estimate.  Failure to do specified maintenance can result in undesired water infiltration, or system failure, which Su Mittra will not be held liable for.

 

Irrigation Systems

Irrigation system electronics such as water timers, have no warranty.  Other parts of an irrigation system are covered for 6 months from the time of installation.

 

Home Repair

Home Repairs have a 6-month warranty, assuming we purchase, install materials, and supply labor.
